Find the Buildings That Just Opened — and the Ones About To
The newest communities in San Antonio are the hardest ones to research. A building in lease-up has no rent history, few reviews, and photos of one finished model unit — so the places offering the strongest opening deals are exactly the places you know the least about.
Free to renters — the community pays the referral fee. Opening specials verified in writing and dated.

What a renter pays us. The community pays the referral fee, and your rent is identical either way.

How every opening special reaches you — verified with the leasing office and dated, because they expire.
Why this matters
What it costs to do nothing
Shop lease-ups from the listing sites alone and you learn a building’s real stage after you apply. The map pin says open; the third floor says otherwise. You tour a model, sign for a unit two buildings over, and find out at move-in that your building delivered — but the garage gate, the gym, and the mail room did not. None of that is a scandal. It is normal lease-up sequencing, and it is all knowable before you sign if somebody asks the right questions first.

Why clients choose us for new-construction apartment search
- We keep a delivery tracker of 40+ Greater San Antonio communities that are pre-leasing, opening now, or still filling — with the stage each has actually reached, not the stage the ad implies.
- Every match is quoted before you tour: floor plan, current rent, the opening special as written, and what stage of completion the building is in that week.
- Your first list lands within one business day of your criteria — brand-new options only, cut to your budget, your areas, and your move date.
- The service costs you nothing. The community pays a referral fee after you lease, and your rent is identical either way — there is no premium hidden in it.
The practical answer
You tell us three things: what you can spend, where you want to be, and when you need keys. We answer with a short list of brand-new and opening-soon communities — usually within one business day — each marked with its delivery stage, its verified specials, and the honest caveats: what is finished, what is not, and what the street outside looks like this month. You pick the ones worth touring, we set the appointments and send the guest card that registers us as your locator, and you keep every dollar of the special. Screening and approval always belong to each community; our part is the map, the math, and the questions asked early.

Common questions
What counts as “brand-new” on this site?
Communities still in lease-up — pre-leasing, taking first move-ins, or still filling toward stabilization — plus buildings that opened recently enough to be leasing like it. Once a community settles into normal occupancy, it moves off the new list and onto a different kind of conversation.
Is a brand-new apartment always more expensive?
No — and this is the most useful thing about lease-ups. New stock delivers at several price tiers across San Antonio, from garden communities on the far West Side to mid-rises near the Pearl, and a building that needs to fill 300 units fast often quotes below what its finishes suggest. We match the tier to your budget, not the badge to your application.
How current is your pricing?
Quoted per search, verified with the leasing office before you tour. Lease-up pricing moves weekly — sometimes daily near the end of a quarter — so we do not recycle last month’s numbers. Anything a special depends on, we get in writing with a date on it.
Do you decide whether I qualify?
Never. Screening criteria and approval decisions belong to each community, and we do not predict them. What we do is share every written criterion we hold before you pay an application fee, so you spend money only on buildings whose stated rules you have already read.
