Leasing a Building Before Its Doors Open
Pre-leasing is the earliest move in the new-build market: you commit to a unit while the building is still construction fencing and a trailer. First pick of floor plans, the strongest opening offers — and a delivery date that is a construction estimate, not a promise.
Free to renters — the community pays the referral fee. Opening specials verified in writing and dated.

Why this matters
What it costs to do nothing
The delivery date is where pre-leasing goes wrong. Inspections, utility hookups, and final permits move opening days routinely — a building announced for spring can take first residents in late summer, floor by floor, and the trailer will keep smiling the whole way. If your current lease ends on a fixed date and your new building slips six weeks, you are suddenly pricing hotel rooms and storage units against a special that no longer looks generous. None of this makes pre-leasing a bad idea. It makes it a move you take with a written slip plan or not at all.

Why clients choose us for pre-leasing & delivery timing
- We read the delivery schedule like the estimate it is — which certificate-of-occupancy milestones are done, which floors deliver first, and how firm the leasing office will get in writing.
- Every pre-lease we set up comes with the slippage terms on paper: what happens to your deposit, your special, and your start date if the building delivers late.
- We time your notice at your current community against a realistic delivery window, not the banner on the fence — including what holding over month-to-month would cost you.
- You get a named backup: a finished community in the same area and budget, checked and ready, so a slipped date costs you a plan B instead of a scramble.
The practical answer
The sequence is simple and the order matters. First we confirm what stage the building is really at — pre-leasing off plans, hard-hat tours, or first floors delivered — and what the office will commit to in writing about dates. Then we put your current lease next to it: notice deadline, end date, and the real cost of running a month over. If the window is tight we set the backup before you sign anything, so the decision is never made under pressure in week one of a slip. Pre-leasing rewards early movers with unit choice and opening structures the second wave never sees; it just charges for that reward in uncertainty. Our job is making the uncertainty priced, written down, and survivable.

Common questions
How early can I lease at a building under construction?
Many communities open a pre-leasing office months before first move-ins — sometimes from a trailer or a nearby storefront while the site is still active construction. You can usually pick a specific unit from the plans and lock an opening structure then. The earlier you commit, the better the selection and the softer the date.
What happens if the building delivers late?
It depends entirely on what your lease and addenda say — which is why we get the slippage terms in writing before you sign. Reasonable offices will move your start date and hold your special; the paperwork decides whether they must. We also plan your exit from your current place against a window, not a single announced day.
Is the first wave of move-ins a bad time to live there?
It is a specific time. Expect punch-list visits, amenity spaces opening in stages, and finishing work on floors above you — alongside a spotless unit nobody has ever used and the best offers the building will ever run. Some renters happily trade a loud month for a strong structure; some should not. We tell you which trade you are actually making.
