Be the First Name on the Lease

San Antonio is delivering brand-new apartment communities in a half-dozen corridors right now. We track every lease-up — what stage it has reached, what its opening special is really worth, and what the renewal after stabilization tends to do — and match you to the newest building your budget clears. Free to renters.

Free to renters — the community pays the referral fee. Opening specials verified in writing and dated.

Why us

How We Read a Lease-Up

The Lease-Up Map

We track which San Antonio corridors are delivering new communities right now — and what stage each building has actually reached. Pre-leasing off plans, first move-ins, or six months from settling down: the stage changes what a fair quote looks like, so we put it on the list next to the rent.

Opening Specials, Read Honestly

A weeks-free offer is real money, but it is structured money. We spread every opening special across the full lease term so you see the true monthly cost — and we say the quiet part out loud: lease-up rates often rise at renewal once the building fills. You should sign knowing that.

The First-Occupant Reality Check

Nobody has lived in your unit before you — which also means nobody has found its problems yet. Punch lists, amenity opening dates, construction phases next door: we put those questions to the leasing office before you sign, not after you discover the pool is a fenced slab.

Newest Without the Badge

New does not mean one price point. San Antonio is delivering brand-new garden communities, mid-rises, and everything between, at several tiers of rent. We match you to the newest building your budget actually clears — the tier, not the brochure.

Common questions

What does “new” mean on this site — is this a luxe-tier service?

New means new: buildings in lease-up or recently opened, where you would be the first occupant. That is a construction fact, not a price tier — San Antonio’s new stock delivers at several tiers of rent, from garden communities on the frontier corridors to mid-rises on Broadway, and we match the tier your budget actually clears.

What does the service cost me?

Nothing, for the dullest reason in the industry: the community pays a referral fee out of its marketing budget when you lease, the way it would pay any advertising channel. Your rent and your specials are identical either way — we verify that on every quote, in writing.

Are the opening specials real?

Real and structural. A building in lease-up must fill hundreds of units before its financing stabilizes, so it pays renters to move fast — usually as weeks free, structured across the term. The fine print is the service: offers expire, vary by unit and lease length, and read bigger than they net. Every special we pass along is verified with the leasing office and dated.

Will my renewal go up once the building fills?

It often does, and you deserve to hear that before you sign rather than in month twelve. Opening rates are priced to fill an empty building; renewal rates are priced for a full one. Nobody can predict a specific offer — but we make sure you sign year one knowing year two is a separate negotiation, and we run the market math with you when it comes.

Can you tell me if I will be approved?

No, and be wary of anyone who says yes. Screening criteria and approval decisions belong to each community. What we do is collect the written criteria before you apply, so your application fees go only to buildings whose stated rules you have already read.
