Pre-Leasing with Protections vs. Signing from the Renderings

Committing to an apartment that exists only as a drawing is the boldest move in the new-build market — and sometimes the right one. The difference between bold and reckless is a short list of protections, and this page names every one of them.

Free to renters — the community pays the referral fee. Opening specials verified in writing and dated.

What you are choosing fromThe plans plus everything we can add: site visits, the finish schedule, this developer’s completed buildings nearby. The renderings and the model-unit photos — drawn to sell, lit like nowhere your unit will ever be.

The specialOpening structures at their strongest, verified in writing, dated, spread across the term so you see the real monthly. The same strong structures — quoted verbally, compared against nothing.
Delivery datesTreated as the estimate they are: slippage terms on paper, notice timed to a window, a named backup ready.Treated as a promise, discovered to be an estimate six weeks before a fixed move-out.
Rendering vs. realityWe close the gap before signing — finish level by phase, amenity opening dates, what “resort-style” meant at this operator’s last three buildings. The gap closes on move-in day, in whatever direction it closes.
If it goes sidewaysThe paper decides: deposit terms, special preserved, start date moved — because we asked before signing.Whatever the office volunteers, negotiated after the fact, from the weak side of the table.

Our view

The honest verdict

Signing from renderings genuinely wins two things nothing else can: first choice of an entire building, and opening structures at their most generous — the office needs early commitments, and pays for them. We pre-lease clients into unbuilt buildings regularly. But do it with the protections or not at all: slippage terms in writing before anything is signed, the special preserved on paper if delivery moves, your current-lease exit timed to a window rather than a date, a walkthrough of this developer’s finished work standing in for the drawings, and a named backup community so a slipped quarter is an inconvenience instead of a crisis. The renderings are honest about the ambition and silent about the schedule. Our job is making the paperwork speak up.
